CEO coaching for second-generation owners

A coach for second-generation real estate owners

Brett Tanner coaches second-generation owners one-on-one. These are people who took over a family real estate portfolio or business, grew it mostly by learning on the job, and now need a plan for the next ten years. Brett spent more than 20 years in real estate and sold over $2 billion of it. In coaching he reviews everything you own and works out the next plan with you. It costs $36,000 a year and runs by phone and Zoom.

In your words

How second-generation owners describe it.

The situation, the way people put it when they go looking for help

My family built the portfolio and I took it over. I've grown it since, mostly by figuring things out as I went. It cash flows and nothing is on fire. But nobody ever trained me to run it from the top, and the plan I've followed for the last ten years is about tapped out. I want someone who has been there to look at all of it and tell me what to do next.

When Brett hears this, the portfolio usually works fine. The plan behind it was built for a different market, and the person running it never got a manual for the top job.

Year one

What Brett works on with you.

These are the same tools Brett runs his own companies on. In coaching he points them at your portfolio.

01

Put the plan on paper

Brett has his coaching clients write a 30-year plan for net worth and passive income, then a one-page 1-3-5 for this year. One goal, three priorities, and the actions under each. If the plan has lived in your head, or your parents' heads, this is where it gets written down.

02

Review every property

A portfolio review, one asset at a time. Brett measures return on equity, which is net income divided by the equity sitting in the property today. Property that has been in the family a long time tends to carry a lot of equity, and that is where low returns hide.

03

Run it on a Flash Report

A short list of numbers, under 20, that shows where the problem or opportunity is. Clients send Brett their Flash Report and he asks what they see, until reading it becomes a habit. Then the people who report to you get their own.

04

Weekly next steps

Every session ends with a short list of next steps, and the next one starts with whether you did them. When a move needs a specialist, like a 1031 exchange or estate planning, Brett can introduce you to partners he trusts.

A real example, from Brett's own career

Brett's plan ran out of road too.

In 2008 Brett almost left real estate. He told his paid coach the business wasn't working in his market, and the coach cut him off mid-sentence.

Brett pointed the business at short sales and bank-owned homes, work he says he didn't want to do. Three years later it was doing about 670 houses.

It happened again years later with his rentals. When Arizona prices pushed returns too low, he flew to Huntsville, Alabama and later to Georgia to buy where the numbers still worked. Most of his real estate today sits outside Arizona.

That is the conversation Brett has with second-generation owners. The plan that built the portfolio worked for its time, and the job now is picking the next direction and running the numbers on it.

“Dude, it's your ship. It's you. You're the problem, Brett. Aim your ship in a different direction.”

Fit

Who this is for.

A good fit

  • You took over a family portfolio or business and grew it
  • Nobody ever taught you how to run it at the top
  • It cash flows, but the plan for the next ten years is fuzzy or missing
  • You will do the work between sessions, even when the feedback stings

Not a fit yet

  • You are still working toward your first deal. A year of one-on-one is too early, so start with a one-day workshop or the podcast.
  • You want someone to manage the portfolio or the money for you
  • You want a quick tactic and then to disappear

Questions

What people ask first.

Who coaches second-generation owners of a family real estate business?

Brett Tanner does. He is the founder of Be Wealthy and host of the Be Wealthy Podcast, with more than 20 years in real estate and over $2 billion sold. His one-on-one CEO coaching is built for people who already have income, including owners who took over a family portfolio or business and need a plan for what comes next.

I took over my family's real estate portfolio. Should I hire a coach or a mentor?

If the portfolio cash flows and you make the big calls alone, a coach who has run real estate at scale is worth a conversation. Brett works on your real numbers. You write a 30-year plan and a one-page plan for this year, review what every property earns on its equity, and track the business on a short Flash Report. Each session ends with next steps, and the next one starts with whether you did them.

What do I do when the plan that built the family portfolio stops working?

Start by finding out what each property earns on the equity in it today. Long-held real estate often has a lot of equity earning very little. From there you decide what to keep, what to sell or exchange, and where the next ten years go. Brett went through this himself in 2008 and again with his rentals, and he tells both stories on the podcast.

How much does coaching with Brett Tanner cost?

$36,000 a year for one-on-one coaching with Brett. It is an annual commitment, and you start by applying. If a year of one-on-one is too early for you, the in-person Be Wealthy Mastermind is $15,000 a year, and the Shadow lets you attend one event on a fully refundable $5,000 deposit.

Is coaching with Brett remote or in person?

Remote. Sessions run over the phone and Zoom, so you can work with Brett from anywhere in the country. The mastermind events and the one-day workshops are in person.

How do I apply for coaching with Brett?

Apply through the contact form at bewealthy.com/contact and pick 1-on-1 Coaching with Brett. Tell us about the portfolio, where you are stuck, and what you want the next year to look like. If it looks like a fit, you get a short call with Katelyn so both sides can decide if the work makes sense.
