Return on equity on every property
Net income divided by the equity sitting in the property today. Brett runs it property by property, and the free Reality Check calculator does the same math. This is usually where the lazy money shows up.

CEO coaching for investorsBrett Tanner coaches experienced real estate investors one-on-one. They own rentals, multifamily or commercial property, it works, and now they have more equity than strategy. Brett spent more than 20 years in real estate, sold over $2 billion of it, and traded most of his own 130 rental houses into larger commercial assets. In coaching he looks at the whole picture and tells you what he would do with it. It costs $36,000 a year and runs by phone and Zoom.

The situation, the way people put it when they go looking for help
I own a good number of rentals and a couple of bigger properties. They cash flow and the values have gone way up, so I'm sitting on a lot of equity without a real plan for it. Do I sell, refinance or trade into something bigger? I want someone who has actually done it to look at the whole picture and tell me what he'd do.
Brett was that investor. At his peak he owned 130 rental houses, and then he ran the numbers on what all that equity was actually earning.
Brett runs his own portfolio this way. In coaching he points the same tools at yours.

Every house has its own roof, tenant, lease and insurance bill. Brett counts each asset as one management unit, and that count drives what he trades into something bigger.
The 1-3-5 plan, with one goal like taking passive income from $5,000 to $10,000 a month, three priorities, and the actions under each. Then a decision on each property to keep it, refinance it, sell it or exchange it.
A 1031 exchange or a cost segregation study needs a specialist, and Brett can introduce you to partners he trusts. Every session ends with next steps, and the next one starts with whether you did them.
About five years ago Brett owned 130 rental houses. He called his coach, Gary Keller, and asked whether he had missed the part of Keller's book about trading houses up into something bigger.
Keller said he had, and pointed him to two ideas from The Millionaire Real Estate Investor. Every house is a management unit, so trading five houses for one building turns five units into one. The second idea was return on equity, which drops as appreciation piles equity into a house faster than the rent climbs.
When Brett ran it, his best house, in North Phoenix, earned 5.1% on its equity. A house in San Tan Valley earned 1.8%, less than he could make in Treasury bills with no tenants to manage.
So he started trading. The houses went into a Starbucks, a Denny's, a retail building, a cell phone tower, a 63-unit property in northern Arizona, a 96-unit condo complex in northeast Georgia and a golf course.
“Did I miss the part of your book where you take the four houses and trade it into your hotel?”Brett, recalling his call with Gary Keller, on Be Wealthy Podcast Episode 56. The story starts around the 6 minute mark. Listen to Episode 56Why I'm Selling My Rental Properties (I Owned 130)

Brett Tanner coaches investors one-on-one. He spent more than 20 years in real estate, sold over $2 billion of it, and owned 130 rental houses before trading most of them into commercial property, a golf course and other larger assets. His CEO coaching is for investors who own property that works and want a plan for the equity they have built.
Run return on equity first. Divide each property's net income by the equity in it today. If a house earns less on its equity than a Treasury bill, Brett would look at selling it or exchanging it into something that works harder. He still kept some of his own rentals, mainly the ones with cheap fixed-rate debt, so the answer comes property by property.
Most investors do it with a 1031 exchange, which lets you sell and buy the replacement property while deferring the tax on the gain. Brett sold 21 rental houses in Alabama and exchanged into one Starbucks building. That cut five LLCs down to one and his monthly bookkeeping from about 8 hours to about 30 minutes.
